Our team at Thornburg & Associates, Inc. has extensive experience in residential property management. We work with property owners to keep their rental homes in good condition, and we help find tenants to occupy those homes. We also interact with renters, providing a point of contact for them to come to about necessary repairs and the like.
In this article, we will discuss HOA memberships and what these can mean for renters.
- What is an HOA? An HOA, or home owner’s association, is an organization of people living in the same planned community, subdivision, or condo building, which makes and enforces rules for the community and its residents. For example, an HOA might set rules about lawn maintenance, and it might charge membership dues and use those funds to maintain common areas, such as parks or community centers.
- Do renters belong to the HOA? Technically, only the owner of the property has HOA membership. Only the landlord has to worry about paying HOA dues (although they might set your rent to cover those dues), and only the landlord needs to attend meetings. In addition, landlords are the ones with decision-making power in the organization.
- Do renters still have to comply with HOA rules? If you rent a property in an HOA area, then you will have to follow the HOA’s rules and guidelines as outlined in your lease. However, if the property you rent is found to be in violation of those rules, then you will need to report the issue to the landlord, who is ultimately responsible for resolving such matters.
